After completion
of the Title Test by Lawyer, Check the break up the C.S, S.A, R.S & City
Survey Map Sheet Dag No.

Thereafter, go
to the Land Record Room for justifying namjari mutation and the previous and
present owner name of C.S & S.A & R.S & City jorip khatian.
§
Thereafter, go
to the Sub-Registry office for searching any kind of transfer like Sale or Gift
or Mortgage or Exchange or Lease or Power of Attorney or Partition deed etc.
§
Thereafter,
estimate the actual schedule of Land (According to law of Inheritance) subject
to Sale deed recital.
§
Land Owner age
of Majority (Registration Act U/S 35) or Unsoundness matter must be justified +
Court order of Guardianship also be needed (if required)
§
Justify the
Co-sharer matter: Otherwise Pre-emption case may be arises.
§
Justify is there
any V.P or Enemy or Government Khas or VP or Acquire or Forest or Rajuk or
Railway property?

Collect N.E.C :
Non Encumbrance Certificate from (Sub-Registry Office)

Thereafter, Survey the actual possession of
Land subject to City Jorip Mouja Map (Dag No), S.A Sheet: (1959-1960), R.S
Sheet: (1927-1928), B.S (1970-1986)

Justify the present
physical possession holder status and Easement right issue.

Thereafter,
justify is there any case relating that Land?
§
Thereafter,
Legal Declaration of Inheritance or Notice can be published by purchaser (Prominent
Daily Newspaper)
